What Arkansas law says
| Notice before a rent increase | No statute sets a rent-increase notice period. A month-to-month tenancy can be ended with written notice at least 30 days before the termination date (7 days for week-to-week), which is how terms are changed for periodic tenants. During a fixed-term lease, rent follows the lease. |
|---|---|
| Rent control / increase limits | Local rent control is preempted. Local governments may not enact, maintain, or enforce ordinances controlling rent, and since Act 459 of 2025, rental application fees or rental deposits, for private residential or commercial property. There is no statewide rent cap. |
