Anaheim Landlord-Tenant Rules

Anaheim adds local rules on top of California landlord-tenant law. Here is what is different, with the city code or agency page behind each rule.

Rent stabilizationNo local rent control or local just-cause ordinance for apartments was found on the City's website. The City directs tenants to state protections (the statewide rent cap and just-cause rules) and to the California Attorney General's landlord-tenant resources.
Statewide rules under AB 1482 and other state laws still apply. See the California page.
Habitability/code enforcement & complaint lineThe City's Code Enforcement Division handles property and housing code complaints. Phone: (714) 765-5158. Complaints can also be submitted online.
Local fair housing protected classesThe City contracts with the Fair Housing Council of Orange County for fair housing education, training and legal services, (714) 569-0823. The City's own housing programs are provided without regard to race, color, ancestry, religion, national origin, age, gender, marital status, familial status, source of income, sexual orientation or disability.
This is a City program policy, not a separate local anti-discrimination ordinance for private landlords. Source-of-income protection for private rentals comes from state law.

Eviction cases in Anaheim are heard in: Superior Court of California, County of Orange (unlawful detainer)
