What Connecticut law requires

Connecticut uses the same statutory Notice to Quit to end a month-to-month tenancy (reason: lapse of time). It must be in writing, substantially in the § 47a-23(b) form, naming each tenant and occupant and the address with apartment number. It must set a quit date at least 3 days before the termination date or the date specified in the notice, state the reason in the statutory words, and be dated and signed. The right-to-counsel notice must be attached (§ 47a-75(f)(2)). An attested copy must be served by a proper officer (state marshal) on each tenant and occupant or left at their home.

Tenants 62 or older, or with a disability, in buildings of 5 or more units may be evicted only for good cause listed in § 47a-23c (not reviewed in detail here). Local good-cause rules were not checked.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
