Hollywood Landlord-Tenant Rules
Hollywood adds local rules on top of Florida landlord-tenant law. Here is what is different, with the city code or agency page behind each rule.
| State preemption of local tenant rules | Florida reserves the regulation of residential tenancies and the landlord-tenant relationship to the state. Its 2023 law supersedes local rules on matters covered by the Florida Residential Landlord and Tenant Act, including tenant screening, security deposits, rental fees, lease terms, disclosures and notice requirements. Cities also may not adopt any measure that has the effect of imposing controls on rents. For nearly every landlord-tenant question, state law (see the Florida page) applies. | Habitability/code enforcement & complaint line | Hollywood Code Compliance officers are assigned to zones across the City and investigate complaints. Call 954-921-3061 (officers work 7 days a week; leave a message on weekends), report online, or use the Hollywood Connect app, which takes code violation and unsafe-condition reports. Under state law, you must give your name and address for a code complaint to be investigated, unless the problem is an imminent threat to health or safety. | Local rental assistance (eviction prevention) | Hollywood's Rental Assistance - Eviction Prevention program, funded by the state SHIP program and run by the City's Community Development Division, pays past-due rent as a grant to renters at risk of eviction. It covers up to six months of unpaid rent (up to twelve months for some households under 30% of area median income with a member with special needs), capped at $10,000, paid to the landlord. Applicants must live in Hollywood for at least 6 months, have an annual lease in their name, be at least one month behind, have income at or below 80% of area median income, and rent a unit within the state's rent limits. Apply through the City's online Neighborly portal. Help depends on available funds. The income chart on the page is dated April 1, 2024. Source: Official source |
| Eviction mediation | The Broward County Clerk's County Civil page lists a court administrative order referring residential eviction cases to mediation (AO-2021-6-CO). The order itself was not read. |
Eviction cases in Hollywood are heard in: Broward County Court, County Civil division, filed with the Broward County Clerk; the South Regional Courthouse is at 3550 Hollywood Blvd., Hollywood, Room 100 (filing location set by Administrative Order AO-2025-40-CO)
