Georgia Security Deposit Itemization Letter Template
What a Georgia security deposit itemization letter must include under Georgia law, and a fill-in draft that follows those rules.
What Georgia law requires
Within 30 days after the landlord obtains possession, a written statement of the specific reasons for keeping any part of the deposit, including the itemized move-out damage list if damage is claimed, with any refund due. Sent by first-class mail to the tenant's last known address; if returned undeliverable and the tenant cannot be found after reasonable effort, the deposit becomes the landlord's 90 days after mailing. No deduction for normal wear and tear.

Fill-in draft
Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
