Hawaii Notice to End a Month-to-Month Tenancy Template
What a Hawaii notice to end a month-to-month tenancy must include under Hawaii law, and a fill-in draft that follows those rules.
What Hawaii law requires
Month-to-month: landlord must give written notice at least 45 days before the termination date (tenant may leave earlier within that period on notice, paying prorated rent); tenant must give written notice at least 28 days before. 120 days' written notice if the landlord plans demolition, condo conversion, or conversion to transient vacation rentals. Tenancies shorter than month-to-month: 10 days' notice. No required wording or delivery method beyond writing.

Fill-in draft
Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
