What Illinois law says
| Late fees | No statutory cap statewide. AG: landlord may charge a reasonable fee for late rent. Landlords with 100+ units and an on-site office must accept rent there without penalty. |
|---|---|
| Notice for unpaid rent | Written demand giving not less than 5 days after service to pay; if unpaid, landlord may end the lease and file for eviction. To keep partial payments from invalidating the notice, it must state that only FULL PAYMENT waives the right to terminate. Source: 735 ILCS 5/9-209 |
