Sublease Agreement in Kentucky

For a tenant renting their unit, or part of it, to a subtenant. Most leases require the landlord's written consent first — get it, and attach it.

What Kentucky law says

Subletting rulesA tenant at will or by sufferance, or with a lease term of less than two years, who assigns or transfers the lease or any part of the premises without the landlord's written consent forfeits the tenancy; after 10 days' written notice to quit, the landlord may retake possession or bring a forcible entry and detainer action. The statute sets no reasonableness standard for consent.
The lease may give the tenant broader rights to sublet or assign.
