Massachusetts Notice to End a Month-to-Month Tenancy Template

What a Massachusetts notice to end a month-to-month tenancy must include under Massachusetts law, and a fill-in draft that follows those rules.

What Massachusetts law requires

Tenancy at will: written notice of three months. If rent is paid at intervals shorter than three months, the notice period equals the rent interval or 30 days, whichever is longer. The notice may include an offer of a new tenancy on different terms without becoming invalid.

Source: G.L. c. 186, § 12

The statute does not set a delivery method. Case law requires that the notice be received and that it end on a rent day; that case law was not reviewed here.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
