Nebraska Notice to End a Month-to-Month Tenancy Template

What a Nebraska notice to end a month-to-month tenancy must include under Nebraska law, and a fill-in draft that follows those rules.

What Nebraska law requires

Written notice given at least 30 days before the periodic rental date specified in the notice as the termination date (7 days for week-to-week). Either party may give it. Same delivery methods as other notices (in hand, mail to the designated or last-known address, or consented electronic delivery).

Source: Neb. Rev. Stat. §§ 76-1437(1)-(2), 76-1413

A willful holdover after termination can cost the tenant up to three months' rent or treble damages plus attorney's fees (§ 76-1437(3)).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
