Nevada Notice to End a Month-to-Month Tenancy Template

What a Nevada notice to end a month-to-month tenancy must include under Nevada law, and a fill-in draft that follows those rules.

What Nevada law requires

Written notice of at least 30 days for month-to-month and other periodic tenancies (7 days week-to-week; 5 days for tenancy at will). The notice must include a statement telling the tenant that a tenant who is 60 or older or has a physical or mental disability may request an additional 30 days of possession (not for week-to-week), and about the shutdown-extension right for federal, tribal and state workers. It must be served by a sheriff, constable, licensed process server or an attorney's agent, by personal delivery, substitute service plus mailing, or posting plus mailing.

If the landlord rejects the 30-day extension request, the tenant may petition the court.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
