Nevada Security Deposit Itemization Letter Template

What a Nevada security deposit itemization letter must include under Nevada law, and a fill-in draft that follows those rules.

What Nevada law requires

Within 30 days after the tenancy ends, the landlord must give the tenant an itemized, written accounting of how the deposit (and/or surety bond) was applied and return any remaining balance, either by handing it to the tenant at the place rent is paid or by mailing it to the tenant's present address (or last known address if unknown). Deductions are limited to unpaid rent, damage beyond normal wear, and reasonable cleaning costs.

A tenant who used a surety bond may dispute an item in writing to the surety (NRS 118A.242(5)). Late return exposes the landlord to the deposit amount plus up to the deposit amount again (NRS 118A.242(6)-(7)).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
