Oklahoma Security Deposit Itemization Letter Template

What a Oklahoma security deposit itemization letter must include under Oklahoma law, and a fill-in draft that follows those rules.

Use the official form if there is one

What Oklahoma law requires

Deductions for accrued rent and for damages from the tenant's noncompliance must be listed in an itemized written statement. The statement is delivered either by mail with return receipt requested, signed for by someone of statutory service age at the address, or in person if the tenant can reasonably be found. The balance is returned without interest within 45 days after the tenancy ends, possession is delivered, and the tenant makes a written demand. If the tenant makes no written demand within 6 months after the tenancy ends, the deposit reverts to the landlord.

If the landlord fails to comply, the tenant may recover the deposit and any prepaid rent (§ 115(E)).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
