Pennsylvania Notice to End a Month-to-Month Tenancy Template

What a Pennsylvania notice to end a month-to-month tenancy must include under Pennsylvania law, and a fill-in draft that follows those rules.

Use the official form if there is one

What Pennsylvania law requires

Written notice to quit specifying that the tenant must remove within 15 days from service if the lease is for one year or less or for an indeterminate time (covers month-to-month), or within 30 days if the lease is for more than one year. Service: personally, by leaving it at the principal building on the premises, or by conspicuous posting. The lease may provide for a shorter notice or a waiver. Mobile home park spaces follow separate rules and require cause.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
