Move-In / Move-Out Checklist in Utah

Record the condition of each room on move-in and again on move-out, with photos. It is the best evidence in a security deposit dispute. Some states require a move-in condition form.

What Utah law says

Itemized deductionsRequired: written notice itemizing and explaining the reason for each deduction, with the balance of the deposit and any prepaid rent. Deductions allowed for rent, damage beyond reasonable wear and tear, other contractual costs and fees, and cleaning.
Wear and tear / move-out chargesNot defined by statute. On termination the owner may apply the deposit to rent, damage beyond 'reasonable wear and tear,' other costs and fees provided in the contract, or cleaning of the unit. Within 30 days after the renter vacates, the owner must return the balance with a written notice itemizing and explaining each deduction. Painting and carpet are not specifically addressed.
Section 57-17-3 was amended in 2025 (Laws 2025, ch. 275), which added a renter's notice procedure for a missing deposit disposition. Before move-in, the owner must give a written inventory of the unit's condition (excluding ordinary wear and tear) or a condition form to complete (57-22-4).
