Utah Notice to End a Month-to-Month Tenancy Template

What a Utah notice to end a month-to-month tenancy must include under Utah law, and a fill-in draft that follows those rules.

Use the official form if there is one

What Utah law requires

For a month-to-month (or other periodic) tenancy, the owner, agent or successor must serve notice at least 15 calendar days before the end of the month or period requiring the tenant to quit at the end of that period; tenancies at will require at least 5 calendar days' notice. Served by a 78B-6-805 method (personal delivery, registered/certified mail, substitute service, or posting).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
