Sublease Agreement in Utah
For a tenant renting their unit, or part of it, to a subtenant. Most leases require the landlord's written consent first — get it, and attach it.
What Utah law says
| Subletting rules | No statute — lease controls. Utah sets no consent standard for subletting or assignment. The unlawful detainer statute treats a tenant who stays in possession through a subtenant after the lease ends or after a valid notice the same as the tenant, and a subtenant who moves in after a notice is served cannot use lack of notice as a defense. |
