Pet Addendum in West Virginia
Adds pet terms to a lease. Assistance animals for people with disabilities are not pets: no pet fee or pet rent may be charged for them under federal fair housing rules.
What West Virginia law says
| Pet deposits and fees | West Virginia sets no cap on security deposits and no limit on pet fees or pet rent. A pet fee is not part of the security deposit only if the parties expressly agree in writing that it is nonrefundable; otherwise a refundable pet deposit is treated as a security deposit. Security deposits must be returned, minus itemized deductions, within 60 days after the tenancy ends or within 45 days after a new tenant moves in, whichever is shorter. |
