Alabama Security Deposit Itemization Letter Template

What a Alabama security deposit itemization letter must include under Alabama law, and a fill-in draft that follows those rules.

What Alabama law requires

A written notice itemizing accrued rent and damages from the tenant's noncompliance with § 35-9A-301, delivered with any amount due within 60 days after termination and delivery of possession; if the full deposit is not refunded, an itemized list of amounts withheld within those 60 days. Mail by first-class mail to the tenant's written forwarding address (or the last known address, or the rental address if none). Timely first-class mailing is sufficient compliance. Missing the 60 days means the landlord owes double the original deposit.

Unclaimed deposits and outstanding checks are forfeited after 90 days. Text read 2026-10-22 from the official ALISON Code of Alabama database (the same data that renders on this page).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
