Pet Addendum in Alaska

Adds pet terms to a lease. Assistance animals for people with disabilities are not pets: no pet fee or pet rent may be charged for them under federal fair housing rules.

What Alaska law says

Pet deposits and feesA pet deposit is separate from, and in addition to, the regular deposit cap of two months' rent. A landlord may require an additional security deposit for a pet that is not a service animal, of up to one month's rent; it must be accounted for separately and may be applied only to damages directly related to the pet. No pet deposit may be charged for a service animal (an animal individually trained to do work or perform tasks for an individual with a disability, including a psychiatric or other mental disability). No statute limits monthly pet rent.
AS 34.03.070, including these deposit limits, does not apply to rental units where the rent exceeds $2,000 a month. Re-verified 2026-10-27.
Service & support animals (state law)A landlord may charge an extra pet deposit (up to one month's rent, usable only for pet damage) but not for a service animal, defined as an animal individually trained to do work or tasks for a person with a disability, including a psychiatric disability. Alaska has no state statute on emotional support animal documentation or penalties for misrepresenting an animal in housing; the federal Fair Housing Act and the Alaska Human Rights Act's ban on disability discrimination in rentals apply.
Interfering with a disabled person accompanied by a certified service animal in public accommodations is a misdemeanor (AS 11.76.130), but that section does not address housing. Re-verified 2026-10-27.
