Room Rental Agreement in Alaska

For renting a room in a home, including your own home. Some states treat a renter in the owner's home (a lodger) differently when ending the arrangement — see your state's household rules.

What Alaska law says

Renting a room in your own home (lodgers)No special statute for a lodger in the owner's home. The Act's exclusions cover transient occupancy in a hotel, motel, lodgings or other transient facility but do not exclude renting a room in an owner-occupied home, so a paying roomer under a rental agreement is generally covered.
Whether a room rental is 'transient lodgings' or a tenancy depends on the facts. Re-verified 2026-10-27.
Tenancy at willFor property not covered by the Residential Landlord and Tenant Act, a person who stays after a tenancy based on an estate at will ends commits unlawful holding by force and can be removed by an FED case. Residential periodic tenancies end with written notice of 30 days (month-to-month) or 14 days (week-to-week).
