Arizona Notice to End a Month-to-Month Tenancy Template

What a Arizona notice to end a month-to-month tenancy must include under Arizona law, and a fill-in draft that follows those rules.

What Arizona law requires

Either party may end a month-to-month tenancy by written notice given at least 30 days before the periodic rental date specified in the notice. A week-to-week tenancy needs at least 10 days' written notice before the termination date. No reason or particular wording is required. Delivery follows the general notice rule: hand delivery, or registered or certified mail to the tenant's designated address or last known residence. Mailed notice is deemed received on actual receipt or 5 days after mailing, whichever is first.

A tenant who wilfully holds over in bad faith may owe up to 2 months' rent or twice actual damages, whichever is greater (§ 33-1375(C)).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
