Arizona Notice to Pay Rent or Quit Template
What a Arizona notice to pay rent or quit must include under Arizona law, and a fill-in draft that follows those rules.
What Arizona law requires
Written notice of nonpayment stating that the landlord intends to terminate the rental agreement if rent is not paid within 5 calendar days. If unpaid, the landlord may file a special detainer action. Before filing, paying all past-due rent plus any reasonable late fee set in a written lease reinstates the lease. The tenant 'receives' notice when it is hand-delivered or sent by registered or certified mail to the place the tenant designated, or otherwise to the tenant's last known residence. Mailed notice is deemed received on actual receipt or 5 days after mailing, whichever is first. The statute prescribes no specific wording.

Fill-in draft
Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
