Arizona Security Deposit Itemization Letter Template

What a Arizona security deposit itemization letter must include under Arizona law, and a fill-in draft that follows those rules.

What Arizona law requires

Within 14 days, excluding weekends and legal holidays, after the tenancy ends, possession is delivered, and the tenant demands the deposit, the landlord must provide an itemized list of all deductions together with any amount due to the tenant. Unless the tenant arranges otherwise in writing, the list and payment go by first-class mail to the tenant's last known residence. Deductions may cover rent, charges specified in the signed lease (subject to the duty to mitigate), and damages from the tenant's breach of § 33-1341. If the tenant does not dispute the list within 60 days after mailing, it becomes final.

At move-in, the landlord must give a move-in damage form and written notice that the tenant may attend the move-out inspection (§ 33-1321(C)). Penalty for noncompliance: twice the amount wrongfully withheld.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
