Warranty Deed in Arizona

A warranty deed transfers real estate with the seller's promise that the title is good. Before you record it, check your state's signing and recording rules below and your county recorder's formatting rules (margins, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.

What Arizona law says

Signing and recording a deedA deed must be in writing, signed by the grantor (or an agent with written authority), delivered, and acknowledged before a notary or other authorized officer; the statute does not require witnesses. When a deed is recorded, the buyer and seller (or their agents) must attach a completed Affidavit of Legal Value on the Department of Revenue form, unless the deed bears an exemption notation under § 11-1134; the county recorder must refuse the deed without it.
