Arkansas Security Deposit Itemization Letter Template
What a Arkansas security deposit itemization letter must include under Arkansas law, and a fill-in draft that follows those rules.
What Arkansas law requires
The landlord may keep deposit money for accrued unpaid rent and for damages caused by the tenant's noncompliance with the rental agreement, itemized in a written notice. The notice and any balance must be delivered to the tenant within 60 days after the tenancy ends and possession is delivered. Mailing the notice and payment by first-class mail to the tenant's last known address complies. If the payment comes back and the tenant cannot be found after reasonable effort, it becomes the landlord's property 180 days after mailing. The tenant must give a forwarding address in writing. A tenant who does not cannot recover damages if the landlord had no notice of the tenant's whereabouts and mailed to the last known address.

Fill-in draft
Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
