Fort Collins Landlord-Tenant Rules
Fort Collins adds local rules on top of Colorado landlord-tenant law. Here is what is different, with the city code or agency page behind each rule.
| Rental registration | Since January 1, 2025, most long-term rentals in Fort Collins (homes rented for 30 days or more) must be registered with the City every year. Owners self-certify that the property meets the City's minimum rental housing standards; registration does not include an inspection. The fee is $37 per property per year plus $10 for each additional unit on the same parcel. Fines apply for not registering. Renters can check whether a property is registered before signing a lease through the City's online portal (accela-aca.fcgov.com). The City page does not give the code section or the fine amounts. Owner-occupied units are left out of the unit count. |

| Habitability/code enforcement & complaint line | Fort Collins has its own Rental Housing Minimum Requirements, separate from the state warranty of habitability. Examples: heat that keeps habitable rooms and bathrooms at 68°F or more, hot water at 110°F or more, smoke alarms in and outside sleeping areas, carbon monoxide detectors where required, working locks, and openable windows for light and air. Tenants can request a free inspection whenever they believe a unit does not meet the standards: call 970-657-9521, use the online inspection request, or email rentalhousing@fortcollins.gov. Inspectors check the exterior, interior, electrical, mechanical and fire safety. Inspection request details: https://fortcollins.gov/Services/Housing/Rental-Housing |
