Warranty Deed in Connecticut
A warranty deed transfers real estate with the seller's promise that the title is good. Before you record it, check your state's signing and recording rules below and your county recorder's formatting rules (margins, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.
What Connecticut law says
| Signing and recording a deed | A deed must be in writing, signed by the grantor (or an authorized agent), acknowledged before an authorized officer, and attested by two witnesses; it must also include the grantee's current mailing address. A deed is not effective against anyone other than the grantor and heirs unless recorded in the land records of the town where the land lies. A real estate conveyance tax applies when the consideration is $2,000 or more: a state tax, generally 0.75% of the consideration (with different state rates for certain conveyances), plus a 0.25% municipal tax. Text from the General Statutes revised to January 1, 2025; check the 2026 Supplement for changes made in 2025. |
