Delaware Notice to End a Month-to-Month Tenancy Template

What a Delaware notice to end a month-to-month tenancy must include under Delaware law, and a fill-in draft that follows those rules.

What Delaware law requires

Written notice of at least 60 days by either party; the 60 days begin on the first day of the month after actual notice. Same service methods as all Code notices (personal, adult at residence, registered/certified/first-class mail with certificate of mailing, posting plus mailing, or special process server). For tenancies terminable only for good cause, the landlord must also include right-to-counsel information.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
