Delaware Security Deposit Itemization Letter Template

What a Delaware security deposit itemization letter must include under Delaware law, and a fill-in draft that follows those rules.

What Delaware law requires

Within 20 days after the lease ends: an itemized list of damages with the estimated repair cost for each, plus payment of the difference between the deposit and those costs. Sent to the tenant's address in the lease or a written forwarding address given at or before move-out. Failure to provide the list is an acknowledgment that nothing is owed for damages; the tenant accepts the deductions by accepting payment unless the tenant objects in writing within 10 days of receipt.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
