Room Rental Agreement in Kansas
For renting a room in a home, including your own home. Some states treat a renter in the owner's home (a lodger) differently when ending the arrangement — see your state's household rules.
What Kansas law says
| Renting a room in your own home (lodgers) | No separate lodger statute. Kansas defines a "roomer" as someone occupying a unit lacking a major bathroom and kitchen facility, where major facilities are shared with other units. Only transient occupancy in a rooming house is excluded from the Residential Landlord and Tenant Act, so a non-transient roomer is generally covered. Source: K.S.A. 58-2543(l), 58-2541(d) |

| Tenancy at will | Any person in possession of real property with the owner's assent is presumed to be a tenant at will unless shown otherwise. Either party must give 30 days' written notice to end a tenancy at will, or a periodic tenancy of three months or less; if rent is payable at intervals under 30 days, the notice need not be longer than the interval. Employer-provided housing ends 10 days after written notice. Under the Residential Landlord and Tenant Act, a month-to-month tenancy is ended by written notice at least 30 days before a periodic rent-paying date (K.S.A. 58-2570).
