Kansas Security Deposit Itemization Letter Template

What a Kansas security deposit itemization letter must include under Kansas law, and a fill-in draft that follows those rules.

What Kansas law requires

Deductions (accrued rent and damages from the tenant's noncompliance with tenant duties or the lease) must be itemized in a written notice delivered to the tenant. The balance must be returned within 14 days after the landlord determines the deductions, and no later than 30 days after the tenancy ends, possession is delivered, and the tenant demands the deposit; if the tenant makes no demand within 30 days, the landlord must mail the amount due to the tenant's last known address. Wrongful withholding: the amount due plus damages of 1.5 times the amount wrongfully withheld.

Source: K.S.A. 58-2550(b), (c)

The statute does not specify a delivery method for the itemized notice beyond 'delivered to the tenant'.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
