Warranty Deed in Kansas
A warranty deed transfers real estate with the seller's promise that the title is good. Before you record it, check your state's signing and recording rules below and your county recorder's formatting rules (margins, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.
What Kansas law says
| Signing and recording a deed | A deed must be signed by the grantor (or the grantor's lawful agent or attorney) and may be acknowledged or proved under Kansas's notarial law, then recorded. No other act or ceremony is required. Source: K.S.A. 58-2205, 58-2209 |

| Signing and recording a deed | A deed must be signed by the grantor or the grantor's authorized agent. It is acknowledged before a notary under Kansas notary law and recorded with the register of deeds of the county where the property is located; the full name and mailing address of the person receiving the property must be given when recording. A real estate sales validation questionnaire must accompany most deeds for recording (it is not itself recorded). |
