Louisiana Notice to Pay Rent or Quit Template

What a Louisiana notice to pay rent or quit must include under Louisiana law, and a fill-in draft that follows those rules.

Use the official form if there is one

What Louisiana law requires

There is no pay-or-quit cure notice. Once the lease ends or the lessee's right of occupancy ceases for nonpayment or any other reason, the landlord must have a written notice to vacate delivered to the tenant allowing not less than 5 days from delivery to vacate. The tenant may waive this notice in a written lease clause, letting the landlord file immediately. If the premises are abandoned or closed or the tenant's whereabouts are unknown, the notice may be attached to a door of the premises. The eviction rule to show cause must state the grounds.

Art. 4703: https://legis.la.gov/Legis/Law.aspx?d=112075. No statutory wording is prescribed. Because the period is under 7 days, Saturdays, Sundays and legal holidays are not counted (C.C.P. art. 5059(C)(3): https://www.legis.la.gov/LEGIS/Law.aspx?d=112147; R.S. 1:55(E): https://www.legis.la.gov/legis/Law.aspx?d=74097).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
