Maine Notice to End a Month-to-Month Tenancy Template
What a Maine notice to end a month-to-month tenancy must include under Maine law, and a fill-in draft that follows those rules.
What Maine law requires
Tenancy at will: at least 30 days' written notice. If rent has been paid past the 30-day date, the notice must expire on or after the date rent is paid through. The notice must say the tenant has the right to contest the termination in court. If it does not, that is grounds to set aside a default judgment. The judicial branch form notice must be attached (since Jan. 1, 2024). Delivery: in hand. After 3 good-faith attempts, by both first-class mail to the last known address and leaving it at the tenant's last and usual place of abode. Either party may waive the 30 days in writing, but only when the notice is given.

Fill-in draft
Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
