Maine Security Deposit Itemization Letter Template

What a Maine security deposit itemization letter must include under Maine law, and a fill-in draft that follows those rules.

What Maine law requires

A written statement itemizing the reasons for keeping any part of the deposit, sent together with full payment of the balance. Deadline: within the time stated in a written lease (no more than 30 days), or 21 days after a tenancy at will ends or the premises are surrendered, whichever is later. Nothing may be kept for normal wear and tear. Allowed reasons include storage and disposal of unclaimed property, unpaid rent and unpaid utilities owed to the landlord. Mailing the statement and payment to the tenant's last known address is compliance. A landlord who misses the deadline loses the right to keep any part of the deposit.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
