What Maryland law says
| Ending a month-to-month lease | Landlord: written notice at least 60 days before expiration for month-to-month tenancies and leases for a stated term over 1 week; 90 days for year-to-year; 7 days for week-to-week with a written lease (21 days without one). Tenant: at least 30 days' notice (90 days for year-to-year). |
|---|---|
| How notices must be delivered | The 10-day notice of intent to file a nonpayment case must use the Judiciary's form and be delivered by first-class mail with a certificate of mailing, affixed to the door, or, if the tenant elected it, by email, text or tenant portal with proof of transmission. Rent-increase notices go by first-class mail with a certificate of mailing or, if the tenant elects, electronically; a lease can't require electronic notice of rent increases. If the landlord hasn't listed its name and address (in the lease or a posted sign), tenants may send notices to whoever receives rent, where rent is paid, or the tax-bill address. |
