Maryland Notice to Pay Rent or Quit Template

What a Maryland notice to pay rent or quit must include under Maryland law, and a fill-in draft that follows those rules.

What Maryland law requires

Before filing for failure to pay rent, the landlord must give written notice of intent to file in District Court if the tenant does not cure within 10 days. The notice must be on the form created by the Maryland Judiciary. It is delivered by first-class mail with certificate of mailing, by posting on the door of the premises, or, if the tenant has elected it, by email, text or electronic tenant portal with proof of transmission. The complaint must state the date the notice was given, and the tenant may challenge that date.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
