Maryland Security Deposit Itemization Letter Template

What a Maryland security deposit itemization letter must include under Maryland law, and a fill-in draft that follows those rules.

What Maryland law requires

If any part of the deposit is kept, the landlord must send by first-class mail to the tenant's last known address, within 45 days after the tenancy ends, a written list of damages claimed together with an itemized statement of the cost incurred. A landlord who does not do so loses the right to keep any of the deposit for damages. A tenant who was evicted, or who abandoned the unit before the tenancy ended, must first demand the deposit by first-class mail within 45 days. The landlord then has 45 days to mail the list and return the balance with interest.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
