Minnesota Notice to End a Month-to-Month Tenancy Template

What a Minnesota notice to end a month-to-month tenancy must include under Minnesota law, and a fill-in draft that follows those rules.

What Minnesota law requires

Tenancy at will (month-to-month): written notice from either party. The notice period must be at least as long as the rent interval or three months, whichever is less; for monthly rent, one full rental period.

Source: Minn. Stat. § 504B.135

The statute sets no content or delivery method beyond 'in writing'. A lease may set the notice terms for periodic leases.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
