Missouri Security Deposit Itemization Letter Template

What a Missouri security deposit itemization letter must include under Missouri law, and a fill-in draft that follows those rules.

What Missouri law requires

Within 30 days after the tenancy ends, the landlord must either return the full deposit or give the tenant a written itemized list of the damages for which any part is withheld, together with the balance. Mailing the statement and any payment to the tenant's last known address satisfies the requirement. Withholding is limited to unpaid rent, restoring the unit beyond ordinary wear and tear, carpet cleaning if the lease has the required notice and a receipt is provided, and actual losses from inadequate termination notice.

Tenant may attend the move-out inspection after reasonable written notice (535.300.5); wrongful withholding allows recovery of twice the amount withheld (535.300.6).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
