Move-In / Move-Out Checklist in Nevada

Record the condition of each room on move-in and again on move-out, with photos. It is the best evidence in a security deposit dispute. Some states require a move-in condition form.

What Nevada law says

Itemized deductionsLandlord must give an itemized, written accounting of the disposition of the deposit (and/or surety bond) with any remaining balance within 30 days. Deductions limited to unpaid rent, damage beyond normal wear, and reasonable cleaning costs.
If a surety bond was used, a tenant who disputes an item in writing to the surety within 30 days blocks credit reporting of the claim unless the surety gets a judgment (NRS 118A.242(5)).
Wear and tear / move-out charges'Normal wear' means deterioration that occurs without negligence, carelessness, or abuse of the premises, equipment, or chattels by the tenant, a household member, or another person on the premises with the tenant's consent. Deposits may be used for unpaid rent, damage other than normal wear, and reasonable cleaning costs.
The landlord must give an itemized written accounting with any remaining balance. No statute addresses painting or carpet specifically; they are judged under the normal-wear definition.
