Warranty Deed in Nevada
A warranty deed transfers real estate with the seller's promise that the title is good. Before you record it, check your state's signing and recording rules below and your county recorder's formatting rules (margins, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.
What Nevada law says
| Signing and recording a deed | A deed must be signed by the person conveying the property (or their lawful agent) and must be acknowledged or proved and certified as the chapter provides before recording. The recorder will not record a deed without the grantee's mailing address, the assessor's parcel number at the top left of the first page (if assigned), and the name and address of the person to receive tax statements; a metes-and-bounds description must also name its preparer. Each deed must be accompanied by a declaration of value on the Nevada Tax Commission form. Real property transfer tax applies when value exceeds $100, at rates set per $500 of value that vary by county population, and buyer and seller are jointly liable. Transfer tax: https://www.leg.state.nv.us/NRS/NRS-375.html. Rates: $1.25 per $500 in counties of 700,000 or more and 65 cents per $500 in smaller counties (NRS 375.020), plus $1.30 per $500 (NRS 375.023), plus an optional county tax of up to 5 cents per $500 in counties under 700,000 (NRS 375.026). Exemptions are listed in NRS 375.090. |

Real property transfer tax is charged per $500 of value: $1.25 in counties of 700,000 or more people and 65 cents elsewhere, with exemptions (for example, some transfers between close relatives, and a deed upon death with a recorded Death of Grantor Affidavit).
