Las Vegas Landlord-Tenant Rules
Las Vegas adds local rules on top of Nevada landlord-tenant law. Here is what is different, with the city code or agency page behind each rule.
| Rent stabilization | Las Vegas has no local rent control, just-cause, relocation, or tenant-protection ordinance. Nevada state law (NRS Ch. 118A; summary eviction under NRS 40.250-40.254) governs landlord-tenant matters in the city. A search of the Las Vegas Municipal Code (Municode) for 'landlord', 'tenant' and 'eviction' found no rent control, just-cause, relocation or other tenant-protection chapter. The only landlord provisions are the apartment-house licensing rules (LVMC Ch. 6.09), which note that state law bars retaliation (LVMC 6.09.060). The state file notes no express statute preempting local rent control was located. Source: Official source |

| Required notices/registration | The operator of an apartment house (a building with 4 or more apartment units, not counting townhouses, condominiums, co-ops or residence hotels/motels) must hold a city business license (annual fee $75 for 4-10 units, plus $5 per unit over 10) and complete a landlord training program offered by the Las Vegas Metropolitan Police Department. Professional managers and on-site managers must also complete the training. A change of management must be reported within 10 days. Smaller rentals are not covered by Ch. 6.09. Non-transient (extended-stay) lodging properties have separate rules in LVMC Ch. 6.46 and 16.22. Source: LVMC 6.09.010-6.09.040 |
| Eviction diversion/assistance | The Eviction Diversion Program (EDP) began as a pilot in Las Vegas Justice Court and, from February 2, 2026, expanded to the Henderson and North Las Vegas Justice Courts with state funding (AB 475, 2025). It covers tenants aged 62+ and tenants receiving SSI for a disability who face eviction for nonpayment and who file a tenant answer within the notice period. Eligible tenants get rental assistance through Clark County Social Services, and a Legal Aid Center of Southern Nevada lawyer represents them. This is a county and court program, not a City of Las Vegas ordinance. |
| Tenant right to counsel | There is no general right to counsel. Through EDP, a Legal Aid Center of Southern Nevada lawyer represents eligible seniors (62+) and SSI-disability recipients facing nonpayment eviction. Otherwise, the Legal Aid Center of Southern Nevada offers help at (702) 386-1070. Source: Clark County EDP |
