Quitclaim Deed in New Mexico
A quitclaim deed transfers whatever interest you have in real estate, with no promise that the title is good. Before you record it, check your state's signing rules below and your county recorder's formatting rules (margins, paper size, preparer and return-address blocks, transfer-tax forms) — recorders reject deeds that miss them.
What New Mexico law says
| Signing and recording a deed | A deed must be signed by the person transferring the property (or their authorized agent). It must be acknowledged before a notary to be recorded, and is recorded with the county clerk of the county where the land is. For residential property, a residential property transfer affidavit must be filed with the county assessor within 30 days of recording, with exceptions (for example, gifts, estate distributions, and transfers between spouses or parent and child for nominal consideration).
