New York Notice to Pay Rent or Quit Template
What a New York notice to pay rent or quit must include under New York law, and a fill-in draft that follows those rules.
What New York law requires
Required before a nonpayment case: a written rent demand giving at least 14 days' notice, requiring payment of the rent or surrender of possession, and served as RPAPL § 735 requires: personal delivery; delivery to a person of suitable age and discretion who lives or works at the property; or, if neither is possible, affixing to a conspicuous part of the property or placing under the entrance door. Either of the last two methods also requires mailing within one day by registered or certified mail and by regular first-class mail. Until June 15, 2034, the 14-day notice must also contain or attach the RPL § 231-c Good Cause Eviction notice, stating whether the unit is covered by Article 6-A (and, if exempt, why). Separately, if rent is not received within 5 days of the due date, the landlord must send the tenant a written notice of non-receipt by certified mail. Failure to send it is an affirmative defense in a nonpayment eviction.

Fill-in draft
Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
