Rent Receipt in New York

A simple rent receipt to give a tenant for each payment — especially cash. Some states require a receipt for cash rent; check your state below.

What New York law says

Rent receiptsAlways for cash or any form other than the tenant's personal check; on written request for personal checks. The receipt must show the date, the amount, the premises, the period the rent covers, and the signature and title of the person receiving it. A written request for receipts for personal-check payments lasts for the whole tenancy unless the tenant says otherwise. Receipts for rent paid in person must be given immediately; for rent paid indirectly (for example by mail), the tenant must receive the receipt within 15 days after the landlord receives the payment. Landlords must keep records of cash receipts for at least 3 years.
Separately, if rent is not received within 5 days of the due date, the landlord must send the tenant a written notice of nonpayment by certified mail; failure to do so is an affirmative defense in a nonpayment eviction (§ 235-e(d)).
