North Carolina Notice to Pay Rent or Quit Template

What a North Carolina notice to pay rent or quit must include under North Carolina law, and a fill-in draft that follows those rules.

What North Carolina law requires

For leases with a fixed rent due date, the term is forfeited if the tenant fails to pay within 10 days after the landlord or agent demands all past-due rent. The statute does not set required wording, a written form, or a delivery method for the demand. After the 10 days, the landlord may file for summary ejectment.

Source: N.C. Gen. Stat. § 42-3

Whether the demand must be written is not stated; a written, dated demand is prudent for proof. Whether a lease can waive the 10-day demand was not checked.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
