Ohio Notice to End a Month-to-Month Tenancy Template

What a Ohio notice to end a month-to-month tenancy must include under Ohio law, and a fill-in draft that follows those rules.

What Ohio law requires

Month-to-month: either side may end or decline to renew with notice given at least 30 days before the periodic rental date. Week-to-week: at least 7 days before the termination date stated in the notice. Chapter 5321 prescribes no form or delivery method for this notice. If the tenant then holds over, the landlord must also serve the 3-day notice to leave under § 1923.04, with its required wording, before filing.

For drug activity, § 5321.17(C) allows a 3-day termination notice.

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
