Ohio Security Deposit Itemization Letter Template

What a Ohio security deposit itemization letter must include under Ohio law, and a fill-in draft that follows those rules.

What Ohio law requires

Any deduction must be itemized and identified in a written notice delivered to the tenant together with the amount due, within 30 days after the lease ends and the tenant delivers possession. Allowed deductions are past-due rent and damages from the tenant's noncompliance with § 5321.05 or the lease. The tenant must give the landlord a forwarding address in writing. If the tenant does not, the tenant loses the right to double damages and attorney fees.

Penalty for noncompliance: the amount wrongfully withheld, plus damages equal to that amount, plus reasonable attorney fees (§ 5321.16(C)).

Fill-in draft

Replace every [bracketed] item. If your state or city requires specific wording, a specific form, or a translated version, that requirement controls over this draft. Courts dismiss eviction cases over defective notices — if anything is unclear, talk to a lawyer.
